Frequently asked questions
Commercial cleaning questions, answered.
Straight answers on cost, what a clean includes, checks and certificates, and how we work on food, childcare and retail sites. If yours isn't here, ask us.
General
Who answers for the cleaning at our site, so we don't have to chase anyone?
Your Emera supervisor does. They run each shift, check the work against your site's checklist and answer for it. The same crew is rostered to your site, so they learn how it runs.
Managing the cleaners is our job, so it stops being yours. If something isn't right, you tell one person, and we log it and fix it.
How will we know the cleaning was done, without checking it ourselves?
You get a report from Emera's app after every clean. The cleaner clocks in, works through your site's checklist and takes before and after photos, and someone from your team can sign the job off.
Each report is a dated record of what was cleaned and who cleaned it, so the proof is there when an auditor asks. See how we prove the work was done.
Will the same cleaners come to our site each time, even when someone is sick?
Yes. Emera rosters the same crew to your site, so they learn its layout and routines instead of starting fresh each visit.
If someone is sick or on leave, we cover the shift and brief the replacement on your site. Sick days are our problem to solve, not yours.
What happens if something is missed, and how do you stand behind the work?
Tell your supervisor or call us, and Emera logs the miss and fixes it. Then we work out why it happened, such as a training gap or a checklist that needs changing, and fix that too, so it doesn't keep coming back.
You don't chase anyone. One supervisor answers for your site, and every clean is on record in our app.
How do you keep every one of our sites to the same standard?
Emera writes a checklist for each of your sites after the site walk, to one standard across all of them. Cleaners clock in on our app, work through the checklist and take before and after photos.
Every site's report comes to you in the same format, so head office can compare sites and check any of them from one place. When something is missed, we log it, fix it and find out why.
Does someone from our team need to stay back while you clean?
No. Emera's supervisor manages the job on site and locks up when the crew leaves, so nobody from your team has to stay back.
We agree keys, alarm codes and lock-up with you before the first clean. Tell us your opening and closing times, and we'll plan around them.
How do I choose a commercial cleaning company, and what should I ask?
Choose a commercial cleaning company that shows you in writing what it will clean, how often, who answers for each shift and what it costs. Ask how you'll know each clean was done, what happens when something is missed and what checks its cleaners hold.
At Emera, a supervisor runs every shift, each clean is reported on our app and every cleaner holds a current police check. See our certifications and checks.
Weighing a contractor against your own team? Read in-house or contract cleaning, side by side.
Can one company look after our cleaning and maintenance, and why does that help?
Yes. Emera's crews do the cleaning, and licensed tradespeople we work with do the repairs and trade jobs. Emera books and manages both.
You get one contact, one induction and one record of the work. When a cleaner spots a leaking tap or a broken door closer, it goes in the same report, and we can book the fix.
Who runs Emera, and can we talk to the founders?
Emera's founders, Dini Abeykoon and Ravi Waidyanatha, run the business. They started it in a living room in 2020 and still lead it. Dini leads business development and Ravi leads operations.
Yes, you can talk to them. Call or email us and ask for Dini or Ravi.
What is commercial cleaning, and what should we expect from a cleaning contractor?
Commercial cleaning is the regular cleaning of business premises, such as food factories, childcare centres, schools, shops, warehouses and offices, by a contract crew working to a written scope. Most of it happens after hours, under the site's own safety rules.
At Emera, that means a supervisor on every shift, the same crew each visit and a report after every clean. See our cleaning and maintenance services.
What does commercial cleaning include, and how do you know what's in yours?
Commercial cleaning usually includes floors, bathrooms, kitchens, bins and the surfaces people touch most on each visit. Deeper work, such as carpets, windows and hard floors, is done on a cycle.
At Emera, your written scope lists each area and how often we clean it. You see it before you sign, and nothing is booked until you agree. See what each service includes.
What is a periodic clean, and how often does a site need one?
A periodic clean is deeper work done on a cycle rather than at every visit, such as carpet cleaning, window cleaning, stripping and sealing vinyl floors or pressure washing. How often depends on the surface and how busy the site is. Office carpets and windows usually need it a few times a year, vinyl floors need stripping and sealing every one to two years, and outdoor hard surfaces need washing once or twice a year.
Emera adds periodic cleans to your regular clean as separate lines in your written scope. See our cleaning services.
What happens after I request a site visit?
Emera calls you to book a time. Then we walk the site with you, look at what it needs and ask how your day runs.
After the visit, you get a written scope and price showing what we'll clean, how often, who's responsible and what it costs. The visit is free, and nothing is booked until you agree.
How do you handle our keys, alarm codes and lock-up?
Emera agrees how keys, alarm codes and lock-up work with you before the first clean, and only the crew rostered to your site uses them. Each cleaner clocks in on our app, so you can see who was there and when.
At the end of each clean, the crew sets the alarm and locks up. If you use a lockbox or key safe, we agree the code and where it sits for each property.
Can you work before we open or after we close?
Yes. Emera books cleaning and trade work around your opening hours, early in the morning, in the evening or on a weekend, so we stay out of the way of your customers and staff.
If a job needs the power or water off, or makes noise or fumes, we agree the time with you before we book it.
What happens if something is damaged during cleaning?
Tell us, and Emera puts it right. If our crew damages something, the supervisor reports it with photos in our app, and we arrange the repair or replacement.
Emera carries public liability insurance for anything that needs a claim.
Do you take on one-off jobs as well as regular contracts?
Yes. You can book a single job with Emera, such as a carpet clean before an event or a door repair, without signing a contract. You can also send a list of small repairs, and we'll work through it in one visit.
If we already clean your site, one-off jobs go on the same account and are logged in the same app as your regular cleaning, with photos.
What cleaning and maintenance services do you offer?
Emera offers regular commercial cleaning, plus six specialist cleaning services and seven maintenance services, all booked through one contact.
The cleaning services are strip and seal, pressure washing, window cleaning, carpet cleaning, graffiti removal and rubbish removal. The maintenance services are handyman jobs, carpentry, plumbing, electrical, painting, bollard installation and facilities maintenance.
Which areas do you cover?
Emera cleans commercial sites across Melbourne and Sydney. Our Melbourne offices are in Lynbrook and the CBD, and our Sydney office is on George Street.
Tell us where your site is when you request a site visit, and we'll tell you who would look after it.
Pricing
How much does commercial cleaning cost, and do you charge by the hour?
Commercial cleaning costs depend on the size of your site, what needs cleaning and how often, so Emera prices each site after a free site visit. You get one written price for your scope, not an hourly rate, showing what we'll clean, how often, who's responsible and what it costs.
The quote costs nothing, and nothing is booked until you agree.
What does our own cleaning team really cost, compared with a contract crew?
On the hourly rate alone, your own team can look cheaper. Its full cost also includes recruiting and training, supervision, chemicals and equipment, cover for sick days and leave, and any production staff who stay back to clean.
After the site walk, Emera gives you one written price showing what we'll clean and how often, to set beside your own numbers. One supervisor answers for the work, and managing the cleaners becomes our job.
How do you price a one-off or periodic job?
Emera prices each one-off or periodic job on what needs doing, how big it is, the access and when we can work. Small jobs, like a few tags or a short list of items, can often be priced from photos.
Bigger jobs, and regular work such as turnovers or scheduled cleans, need a site visit first. Either way you get a written scope and price, and nothing is booked until you agree.
How do you price trade and maintenance jobs?
Emera prices each trade or maintenance job on what it involves, including labour, materials, access and the time of day the work is done. Small jobs can be priced from your photos, and bigger ones start with a site visit.
You get the scope and price in writing before any work starts. If we find more once we're on site, we stop and agree the extra with you before going on.
Cleaning services
Can you add carpet, window, floor or exterior cleans to our regular cleaning?
Yes. Emera can add carpet, window, floor and exterior cleans to your regular cleaning, as one-off or regular jobs. Tell your supervisor or call us.
Each one is a separate line in your written scope and price, so you see what it costs. It's logged in our app with before and after photos, the same as your regular clean.
How often should an office be cleaned?
Most offices with a full team in need cleaning every weekday. Smaller or part-time offices often need two or three visits a week, with kitchens, bathrooms and bins done on each visit.
Carpets, windows and hard floors need a deeper clean a few times a year. Emera suggests a schedule at the site visit and changes it when your office changes.
Can you strip and seal our floors after hours or in the school holidays?
Yes. Emera does most floor work at night, on weekends or in the school holidays, when nobody needs the room.
For schools and childcare groups with several sites, we plan the floors across all of them before the break, so each one is ready for the first day back.
Can you pressure wash car parks and loading docks without closing them?
Yes. Emera washes one section at a time and cones it off, so the rest stays open for cars, trucks and people.
For a busy dock or car park, we can work at night or on a weekend, when traffic is lightest. We agree the order of sections with you before we start.
How long after a strip and seal can we walk on the floor?
Usually the next morning. Emera strips and seals after hours, so the sealer dries overnight and the floor is ready when you open. Signs and barriers keep people off it until then.
Furniture and heavy equipment go back once the last coat has cured. Your written scope sets the time, and our crew moves everything back for you.
Do you clean the outside of the glass as well as the inside?
Yes. Emera cleans both sides of the glass, along with the frames and sills.
Outside glass is cleaned with water-fed poles, which use purified water that dries without streaks. Inside, we work around desks and displays with squeegees, before you open or after you close.
How long does carpet cleaning take?
Carpet cleaning on most office floors takes one overnight or weekend shift. Emera does a large site in sections over several nights, so only part of it is out of use at a time.
Drying time depends on the method. Low-moisture cleaning dries fastest and suits rooms people need first thing. Hot water extraction stays damp for longer, so we book it before a weekend or a quiet day and run fans to speed up drying.
Can you remove graffiti from shopfronts and roller doors?
Yes. Emera removes tags from shopfront glass, frames, signs and roller doors, and can do it before you open, so the tag is gone when customers arrive.
Paint and marker come off glass with a solvent and a scraper held flat, so the glass isn't scratched. Painted and powder-coated roller doors get a milder remover, tested on a patch first, so the tag lifts and the coating stays.
Can you clean the space once the rubbish is gone?
Yes. Emera's cleaners can follow the removal with a full clean of the empty space, including floors, kitchens, washrooms and windows. Book both together, and they go on one scope and one price.
An empty room is also the time to strip and seal vinyl floors or clean the carpet. Photos of each cleaned room come to you through our app.
Which types of floor can be stripped and sealed?
Vinyl and lino floors, including sheet vinyl and vinyl tiles, can be stripped and sealed. These are the hard floors in most schools, childcare centres, shops and warehouse offices.
Emera tests how the old sealer comes off at the site visit, before we price the job. Timber floors are sanded and recoated instead, which is a different job, and we'll tell you if your floor needs something else.
How often should commercial floors be stripped and sealed?
Most commercial vinyl floors need stripping and sealing every one to two years, with regular buffing in between to keep the seal going.
Entrances, corridors and other busy areas wear through first and may need it every year. Emera looks at the wear at the site visit and suggests a cycle for each area.
What surfaces can you pressure wash?
Emera pressure washes the hard outdoor surfaces of commercial sites, including concrete car parks, loading docks, footpaths, bin areas and building walls in brick, render or metal cladding.
We set the pressure for each surface. Concrete can take a strong wash, and brick, render and cladding get a gentler one, so the finish and mortar joints aren't damaged.
How often should high pressure cleaning be done at a commercial site?
Once or twice a year suits most commercial sites. Areas that get dirty faster, such as loading docks, bin areas and busy entrances, often need it every few months.
Emera suggests a schedule after the site visit and can add it to your regular cleaning, as a line in your written scope.
How often should commercial windows be cleaned?
Shopfronts and entrance doors need cleaning weekly or fortnightly, and most office windows every three to six months. Glass at street level picks up fingerprints and dust every day, so it needs the most attention.
Emera can run window cleans weekly, monthly or quarterly as part of your regular cleaning.
Do you clean high-rise windows?
No. Emera's crews clean glass they can reach from the ground, using water-fed poles. Glass higher than that needs rope access or a boom lift, and we don't do that work.
At the site visit, we check each side of the building and tell you which glass we can clean.
What's the difference between carpet steam cleaning and dry cleaning?
Steam cleaning, also called hot water extraction, sprays hot water and cleaning solution into the pile and pulls it straight back out with the dirt. It cleans deepest and takes longest to dry.
Dry cleaning uses very little water. A compound wraps the dirt in the fibres and dries to a powder we vacuum away, so the room is back in use sooner. Many offices use both, and Emera suggests which suits each area at the site visit.
What should we do if our carpet is water damaged?
Call Emera CCR, our sister company in the Emera group, which handles water damage, flooding and mould. A regular carpet clean won't dry out soaked carpet or the underlay beneath it.
CCR's technicians dry and clean what can be saved, and document each step for your insurer. Call CCR on 1300 144 667, or visit emeraccr.com.au.
Can graffiti be removed from brick without damaging it?
Yes. Brick is porous, so paint soaks in. Emera tests a small patch first, then uses a remover made for masonry and rinses it out at low pressure, so the brick face and mortar stay intact.
Old or soft brick can keep a faint shadow of the tag. If that happens, we show you before going further and talk through the options.
Do you apply anti-graffiti coatings?
Yes. Once a wall is clean, Emera can apply a clear anti-graffiti coating to surfaces that get tagged often.
A sacrificial coating comes off with the next tag when it's washed, and we reapply it. A permanent coating stays on the wall, and tags are cleaned off its surface. We recommend one at the site visit, based on the surface and how often it's hit.
When is painting over graffiti better than removing it?
Painting over graffiti is better when the tagged surface is already painted. A matched colour is often quicker and costs less than removal, and it leaves no faint outline behind.
On bare brick, stone, glass and metal, Emera removes the graffiti instead, because new paint would change the look of the surface and need upkeep. At the site visit, we tell you which we'd do, and why.
What types of commercial rubbish do you remove?
Emera removes most of what a business throws out, including old furniture and office equipment, shelving, packaging, and waste from a fit-out or small renovation, such as plasterboard offcuts, timber and old fixtures.
We also clear whole offices, warehouses and factories before a move, a refit or the end of a lease. Our crew does the lifting, carrying and loading.
Do you remove hazardous waste or asbestos?
No. Asbestos, chemicals, oils and other hazardous waste need a licensed specialist, and Emera doesn't take them.
If we find any during a clear-out, we leave it untouched, keep people away from it and tell you, so you can book a licensed removalist. If you're not sure about something, send us a photo before the job.
Where does the rubbish go once you take it away?
Emera takes it to a licensed waste facility. We keep the disposal receipts for every load, and you can have copies for your records, so you can show where your waste went if anyone asks.
Maintenance & trades
Are your tradespeople licensed and insured?
Yes. Each tradesperson Emera sends holds the licence or registration their trade needs in Victoria, and carries public liability insurance and WorkCover.
Our app holds every licence and certificate of currency, and warns us 30 days before one expires. Ask, and we'll send you copies before the job starts. See the checks behind everyone we send.
How do we report a maintenance job and know when it's done?
Tell your Emera contact, call us or log the job in our app with a photo, and we book the right trade.
When the work is done, it's photographed in the app and you sign it off, and the report comes to you. Any job that passes its date shows on our overdue list until it's closed.
Can you help with urgent repairs?
Yes. For an urgent repair, call Emera rather than sending the form, and tell us what's happened. We find the first licensed tradesperson who can come, and tell you when they'll arrive before we book them.
An urgent job is logged in our app like any other, with photos and a report when the work is done.
What does facilities maintenance include?
Facilities maintenance at Emera covers the repairs and trade jobs that keep a commercial site working, including handyman jobs, carpentry, plumbing, electrical, painting and bollards.
It covers one-off repairs and planned maintenance, booked and tracked through one contact at Emera. Budgets, leases and whole-building facilities management stay with you.
Can you set up planned maintenance for our building?
Yes. Emera agrees a list of regular checks with you, such as lights, taps, drains, doors and safety switches, and books them on a schedule that suits your site.
Each visit is logged in our app with photos. Anything that needs fixing is priced and agreed with you before it's done, so you approve every cost.
Do you do plumbing in food factories?
Yes. Emera cleans food factories, so we know how a production site runs. The plumbers we send follow your site's induction, PPE and hygiene rules, including hairnets and clean footwear in production areas.
Common jobs include wash-down points, hose taps, floor waste and hand-wash basins. We book the work between your cleaning and production runs. See how we clean food factories.
What jobs can a commercial handyman do on our site?
A commercial handyman from Emera takes care of the small repairs that build up on a site, such as doors, locks and closers, loose fittings and handrails, patching and touch-ups, shelving, signs and whiteboards.
Jobs that need a licence, such as electrical, plumbing or gas work, go to a licensed electrician or plumber, booked through us, so you still have one contact.
What commercial carpentry work do you do?
Emera does carpentry repairs and small fit-out work on commercial sites, such as doors and frames, shelving and storage, counters and display joinery, skirting and trims, and panels damaged by forklifts or trolleys.
We also make small layout changes, such as framing a non-structural partition wall. Structural and large building work needs a registered builder, and we don't take it on.
Can you repair or replace commercial doors?
Yes. Emera repairs and replaces timber and solid-core doors, frames and architraves, and fixes hinges, closers and locks.
Roller doors, automatic doors and frameless glass doors are specialist work that we don't do. At the site visit, we'll tell you if yours needs a specialist.
Are your commercial plumbers licensed in Victoria?
Yes. Every plumber Emera sends holds a current Victorian licence for the class of work involved, such as drainage or sanitary plumbing. When the work needs a compliance certificate, the plumber issues one and you get a copy.
Our app holds each plumber's licence and insurance, and warns us 30 days before either expires.
Are your commercial electricians licensed in Victoria?
Yes. Every electrician Emera sends holds a current Victorian electrical licence and works under a registered electrical contractor, as Victorian law requires. When the work needs one, you get a copy of the Certificate of Electrical Safety.
Our app holds each electrician's licence and insurance, and warns us 30 days before either expires.
Do you offer planned electrical maintenance?
Yes. Emera can send a licensed electrician on a schedule you set to check lighting, test safety switches and work through your fault list.
Each visit is logged in our app with photos. Any repair beyond the agreed checks is priced for you to approve before it's done.
How do you protect floors, stock and equipment while you paint?
Emera covers floors with drop sheets, moves or wraps stock and equipment, and masks fittings and edges before painting starts.
If your warehouse or factory stays open, we paint one area at a time and agree with you what can be moved. When we finish, everything goes back where it was and the area is cleaned.
Do you use low-odour paint in occupied buildings?
Yes. In offices, schools and other occupied buildings, Emera uses low-odour water-based paints and keeps the rooms aired while they dry.
We can also paint at night or over a weekend, so the rooms have aired before people come back. Each paint has a safety data sheet on file, and you can have copies.
What types of bollards do you install?
Emera installs in-ground bollards set into concrete, surface-mounted bollards bolted to an existing slab, and removable bollards that lift out or fold down with a key.
They go in car parks, at loading docks, in front of shopfronts and doorways, and at the ends of racking. We also cut out bent or loose bollards and fix new ones in their place.
Can you install bollards without closing our car park?
Yes. Emera closes off only the bays and lanes we're working in, and the rest of the car park stays open.
For busy car parks and loading docks, we can do the work at night or on a weekend. Bollards in new footings stay fenced until the concrete has set.
What does bollard installation involve?
Bollard installation starts with marking out where each bollard goes with you, and locating underground cables and pipes before any drilling or digging. Then Emera core drills or digs the footing, fixes the bollard and cleans up.
Surface-mounted bollards are ready once they're bolted down. In-ground bollards sit in concrete that needs time to set, so we fence them off until it has. You get photos and a sign-off in our app.
Do you supply the bollards or only install them?
Both. Emera can supply and install bollards, or install bollards you've already bought.
If we supply them, we show you the options and prices at the site visit, matched to what each bollard has to protect.
Food manufacturing
Who checks the lines are ready before our first shift starts?
Emera's supervisor does. They run each cleaning shift, check the work against your site's checklist and sign off the handover before your first shift starts.
Your team can also sign the job off on our app and say whether they're happy with it. You have one person to call about the handover, not a crew to chase.
Can you clean around our production schedule, so start-up isn't held up?
Yes. Emera builds the cleaning roster around your cleaning window, at night, on weekends or between shifts, so your lines are ready before production starts.
If a cleaner is running late, we tell your production manager straight away, so nobody finds out at start-up.
How do your cleaning records help at a food safety audit?
Emera keeps the cleaning side of your audit file complete, so the records are there when an auditor or customer asks. That means the agreed scope, checklists and photos for every shift, sign-offs and a register of the chemicals used.
We can't pass an audit for you, and you should be wary of anyone who says they can. Your QA team owns your food safety program, and we own the cleaning inside it.
Will you change chemicals or cleaning methods without our QA team's sign-off?
No. Emera keeps the chemicals, dilutions and methods in your agreed scope as they are until your QA team approves a change.
If we think a change would help, we put it to your QA team first, with the product's safety data sheet. Once they approve it, we update your scope and your site's chemical register.
Are you HACCP certified?
Yes. Emera holds HACCP certification issued by Compass Assurance Services, an independent certification body. We can send you a copy with our proposal.
Our crews on food sites are trained in HACCP-based cleaning, safe chemical use and lockout procedures.
What is HACCP cleaning, and how does it fit our food safety program?
HACCP cleaning is cleaning done inside a food business's HACCP (Hazard Analysis and Critical Control Points) plan, using the approved chemicals, dilutions, methods and order, with a record of every shift.
Emera's food-site crews are trained in HACCP-based cleaning. Your QA team owns the plan, and nothing changes without its sign-off. See how we clean food factories.
How do you handle allergen changeovers between product runs?
Emera cleans allergen changeovers to the procedure your QA team has validated, in the order it sets. Our crews use colour-coded equipment kept to each zone, which lowers the risk of cross-contact between products.
Your QA team decides when the line is released, using its own checks. Each changeover clean is recorded on our app, so it sits in your file with the rest of the shift.
Do you clean production equipment and conveyors, or only floors, walls and drains?
Both. Emera cleans production equipment and conveyors as well as floors, walls and drains, after our crew follows your site's lockout procedure for each machine.
Your written scope lists each piece of equipment we clean and how often, so your maintenance and QA teams know where our work starts and stops. Cool rooms, freezers and periodic deep cleans can go on the same scope.
Education & childcare
Do your cleaners have Working with Children Checks and police checks?
Yes. Everyone Emera sends into schools and childcare centres holds a current Working with Children Check and police check, including subcontracted cleaners.
We keep a copy of each check on file and can show you on request. The same crew is rostered to your centre, so you know who is in your rooms.
Do you clean for multi-site childcare and OSHC operators?
Yes. Emera cleans for operators with centres and OSHC programs across several sites, with one scope and one contact for all of them.
Each site has its own checklist, and each site's report comes to you, so head office can check every centre from one place. In the school holidays, we plan deep cleans across all your sites before the break.
Can you deep clean our centres during the school holidays?
Yes. School holidays are Emera's busiest time in education. We walk each site with you before the break, plan the deep cleans across all your centres and book crews while each one is closed.
Every centre is ready for the first day back, and before and after photos for each site come to you through our app.
Do you work from a cleaning checklist for each room in the centre?
Yes. After the site walk, Emera writes a checklist with you for each room, such as playrooms, sleep rooms, kitchens, bathrooms and the office.
Cleaners tick it off room by room on our app and take before and after photos. The report comes to you after each clean, so a centre director can see what was done without walking the rooms.
Which cleaning products do you use in rooms where children play?
Emera uses low-tox products in rooms where children learn and play. On kitchen benches, eating tables and other food-contact surfaces, we use food-safe detergents and sanitisers, mixed to the dilution on the label.
We list every product we use at your centre, with its safety data sheet, and you can have a copy. If your centre has a product rule of its own, tell us at the site visit and we'll work to it.
How often should a childcare centre or school be cleaned?
Most childcare centres and schools need cleaning every day they're open. Bathrooms, kitchens, floors, bins and the surfaces children touch most need cleaning at the end of each day.
Carpets, vinyl floors and windows need a deeper clean a few times a year, and the school holidays are the easiest time to do it. Emera suggests a schedule at the site visit and changes it when your needs change.
Retail & warehouses
What does a warehouse clean cover, from floors to loading docks?
An Emera warehouse clean covers the floor, swept and machine scrubbed with our own scrubbers, plus racking aisles, loading docks, offices, lunchrooms and amenities.
We plan the floor work around your shifts and forklift traffic, one area at a time, so the rest of the floor keeps working. Docks can be pressure washed when they need more than a sweep. Your written scope lists each area and how often we clean it.
Do you clean car dealerships and showrooms?
Yes. Emera cleans showroom floors and glass, customer lounges, offices, kitchens and bathrooms, before you open or after you close.
Forecourts and car parks can be pressure washed one section at a time, so the rest stays open for cars and customers. Each showroom gets its own checklist, so a dealer group with several sites gets the same clean at each.
How often should a retail store or showroom be cleaned?
Most retail stores need cleaning every trading day, with floors, entries, bathrooms and bins done each time. A showroom with fewer visitors can often do with two or three cleans a week.
Shopfront glass, hard floors and carpets need deeper work on a cycle of their own. Emera suggests a schedule at the site visit and changes it as your trading changes.
Hospitality
Can you clean around guests without disturbing them?
Yes. Emera cleans lobbies, corridors and other public areas in the quiet hours overnight, and keeps clear of check-in and check-out.
The supervisor agrees cleaning times with your duty manager and moves them around events and busy weekends. Wet floors are signed until they're dry.
Do you use food-safe chemicals in the kitchen?
Yes. On benches, boards and other food-contact surfaces, Emera uses detergents and sanitisers made for them, mixed to the dilution on the label. Kitchen cloths and buckets are colour-coded, so they never go near the bathrooms.
Your kitchen gets a chemical register listing every product we use on site, with its safety data sheet, to keep with your food safety records.
Can you look after cleaning for all our Airbnb listings?
Yes. Emera gives you one contact for every listing, and a regular crew on each property. We visit your listings first and write a checklist and price for each one.
Every turnover is checked off in our app with photos, and each report looks the same, so you can compare properties at a glance.
How do you fit a clean between checkout and the next check-in?
Emera schedules each turnover in the gap between the checkout and check-in times you give us. When the clean is done, you get photos of every room, so you know the property is ready.
The report also lists any damage or missing items the crew finds. If a guest leaves late and the gap gets tight, we tell you straight away.
What does a commercial kitchen clean include?
An Emera commercial kitchen clean covers benches, splashbacks, sinks and appliance fronts, shelving, floors and floor grates on each visit. A deep clean adds cool rooms and dry stores, walls, high surfaces and the spaces behind and under equipment.
Exhaust duct cleaning and grease trap pump-outs are specialist work and aren't part of our clean. Your written scope lists everything that is.
How often should a restaurant kitchen be deep cleaned?
Most busy restaurant kitchens need a deep clean every one to three months, on top of the clean after each service. Kitchens that do a lot of frying or grill work need it more often.
Emera suggests a schedule after seeing your kitchen and how many services you run, and writes it into your scope.
Do you provide hotel housekeeping, or clean public areas and back of house only?
Emera cleans public areas, back of house and function spaces, plus deep cleans of guest rooms between stays. We don't service rooms while guests are staying, so daily housekeeping stays with your team.
That covers lobbies, lifts and corridors, public toilets, bars and dining areas, staff rooms, offices and function rooms.
Do you clean pubs, motels and serviced apartments as well as hotels?
Yes. Emera cleans pubs and bars, motels, serviced apartment buildings and function venues, as well as hotels.
In motels and serviced apartments, that covers common areas, stairwells and laundries, with rooms deep cleaned between stays. Pubs and bars are cleaned after close, ready before you open.
Can you clean after special events?
Yes. Emera cleans function rooms, bars and public areas after weddings, conferences and other events, so the room is ready for the next booking.
Tell us when the event finishes, and we'll book the crew with your events team to start once the last guests have gone.
Do you change linen and restock between guests?
Yes. Emera strips the beds and remakes them with fresh linen from your stock, sets out clean towels and bags the used linen for your laundry service.
We also restock toilet paper, soap, coffee and other guest supplies from the stock you keep at the property. If stock is running low, the report tells you before the next guest arrives.
Public transport
Can you clean trains, trams or buses overnight, between services or at the depot?
Yes. Emera plans the work around your timetable, overnight in the yard or depot, or between runs where the turnaround allows it.
The supervisor agrees the order of vehicles with your depot team. Every vehicle is checked off in our app with photos, so you can see which ones were cleaned.
What safety inductions do your cleaners hold for rail and depot sites?
Each Emera cleaner completes your network's and depot's own safety inductions before their first shift, and only inducted cleaners are rostered to your sites.
We keep a record of who is inducted for which site, and our app warns us before a cleaner's induction or check expires. Every cleaner we send also holds a current police check.
Do you clean train stations, bus stops and depots as well as vehicles?
Yes. Emera cleans station platforms, concourses, waiting rooms and toilets, bus stops and shelters, and depot crew rooms, offices and workshop floors.
Stations and stops are cleaned in the quiet hours, with signs and barriers up so passengers keep clear of wet floors.
Compliance & safety
Are your cleaners police checked?
Yes. Every cleaner Emera sends to your site holds a current police check, including subcontracted cleaners. We keep a copy of each check on file and can show you on request.
Cleaners on school and childcare sites also hold a Working with Children Check.
How do you manage safety on our site, including lockout and PPE?
Emera's crew and supervisor complete your site induction before the first clean, and work to your site's PPE and lockout rules. Before they clean a machine, they follow your lockout procedure for it.
Our work health and safety policies, safe work procedures and SWMS are kept on ASSA's WHS compliance system. We're also prequalified on Cm3, where independent assessors check a contractor's safety systems.
Are your subcontractors checked and insured the same way as your staff?
Yes. Subcontracted cleaners hold a current police check, the same as Emera's own cleaners, and a Working with Children Check on school and childcare sites. We keep a copy of each check on file.
Subcontractors carry their own insurance. Our app holds each certificate of currency and warns us 30 days before one expires.
What insurance do you carry as a cleaning contractor?
Emera carries public liability insurance. Subcontractors carry their own insurance, and the tradespeople we send carry public liability insurance and WorkCover.
Ask, and we'll send you a copy of our certificate of currency for your file.
Working at Emera
What training do you give new cleaners?
Every new Emera cleaner is inducted on the site before their first clean, and learns its checklist, PPE and safety rules. Your supervisor shows you how the site runs.
On food sites, training covers HACCP-based cleaning, safe chemical use and lockout procedures. You also learn our app, where you clock in, tick off the checklist and take before and after photos.
What shifts do your cleaners work?
Most Emera shifts are when clients' sites are closed or quiet, such as at night, early in the morning, on weekends, between production shifts and in the school holidays.
When you send us your details, tell us when you can work.
Will I need a police check to work with Emera?
Yes. Everyone Emera sends to a client's site holds a current police check, including subcontracted cleaners, so you'll need one before your first shift.
On school and childcare sites, you'll also need a current Working with Children Check.
How do I apply for a job at Emera?
To apply for a job at Emera, email careers@emerafs.com.au with your name and phone number, the role you're after, when you can work, the suburbs you can get to and any cleaning experience.
If no role is open, send your details anyway.
Do you work with cleaning subcontractors?
Yes. Subcontracted cleaners work on Emera's client sites to the same checklists on our app as our own crews.
You'll need a current police check, a Working with Children Check for school and childcare sites, and your own insurance. Email careers@emerafs.com.au about your business and the areas you cover.
