What a turnover covers
Every room reset for the next guest.
We write a checklist for each property at the site visit, so the crew resets it the same way every time.
Kitchen reset
Benches, stovetop, sink and appliances cleaned, dishes washed and put away, and guest food cleared from the fridge.
Bathrooms
Shower, toilet, basin, mirrors and floors cleaned, with fresh towels set out from your stock.
Beds and linen
Beds stripped and remade with fresh linen, and used linen bagged for your laundry service.
Restocking
Toilet paper, soap, coffee and other guest supplies topped up from the stock you keep at the property.
Rubbish and recycling
Bins emptied and sorted, and taken out for collection day.
Damage and missing items
Anything broken, stained or missing is photographed and listed in your report, so you can follow it up.
For property managers
One contact and one report format for every listing.
Running a short-term rental portfolio usually means chasing different cleaners in different suburbs. With us you have one contact for every listing and a regular crew on each property. Every turnover report looks the same, so you can see which property was cleaned, when, by whom and what they found. Running a serviced apartment building? See our hotel cleaning page.
- One contact for the portfolio. Book, move or cancel turnovers across all your listings with one person.
- A regular crew per property. They learn each property's layout, lockbox and the way you like it set up.
- Photos after every turnover. Each room photographed, so you can check it before the guest arrives.
- Issues flagged in the report. Damage, missing items or a broken appliance, each with a photo.

About Airbnb cleaning
Questions property managers ask us.
Turnover timing, linen, damage reports and cost. If your question isn't here, ask us on the form.
Ask us a questionCan you look after cleaning for all our Airbnb listings?
Yes. Emera gives you one contact for every listing, and a regular crew on each property. We visit your listings first and write a checklist and price for each one.
Every turnover is checked off in our app with photos, and each report looks the same, so you can compare properties at a glance.
How do you fit a clean between checkout and the next check-in?
Emera schedules each turnover in the gap between the checkout and check-in times you give us. When the clean is done, you get photos of every room, so you know the property is ready.
The report also lists any damage or missing items the crew finds. If a guest leaves late and the gap gets tight, we tell you straight away.
Do you change linen and restock between guests?
Yes. Emera strips the beds and remakes them with fresh linen from your stock, sets out clean towels and bags the used linen for your laundry service.
We also restock toilet paper, soap, coffee and other guest supplies from the stock you keep at the property. If stock is running low, the report tells you before the next guest arrives.
How do you handle our keys, alarm codes and lock-up?
Emera agrees how keys, alarm codes and lock-up work with you before the first clean, and only the crew rostered to your site uses them. Each cleaner clocks in on our app, so you can see who was there and when.
At the end of each clean, the crew sets the alarm and locks up. If you use a lockbox or key safe, we agree the code and where it sits for each property.
Are your cleaners police checked?
Yes. Every cleaner Emera sends to your site holds a current police check, including subcontracted cleaners. We keep a copy of each check on file and can show you on request.
Cleaners on school and childcare sites also hold a Working with Children Check.
How do you price a one-off or periodic job?
Emera prices each one-off or periodic job on what needs doing, how big it is, the access and when we can work. Small jobs, like a few tags or a short list of items, can often be priced from photos.
Bigger jobs, and regular work such as turnovers or scheduled cleans, need a site visit first. Either way you get a written scope and price, and nothing is booked until you agree.
